The refurbishment of an existing seven storey office block on Valpy Street in Reading City Centre to provide 61000 ft² of office space, 3800 ft² of space for A3 use along with a reception area and basement parking.
The majority of the existing insitu concrete frames along with masonry and lead facades were retained whilst aluminum curtain walling and windows were replaced. Internally new core areas with lifts were provided the reception area, a new meeting room and a marketing were fully fitted out whilst dry linings, decorations & M&E installations were completed to the remainder of the office floor plates. Due to the limited floor to floor heights, concrete soffits and high level M&E services were exposed incorporating a passive chilled beam system for cooling. Office areas and cores have LED light fittings.
A newly constructed mezzanine floor adjacent to the vehicular access to the building housed a new shower facility for the building occupiers.
The building occupied the majority of the site footprint with only a small courtyard, shared with an adjoining nursery, available for offloading and storage of materials. The existing basement car park was utilized for site offices and welfare accommodation during the construction period and returned to its former state upon completion.
Two elevations of the building were bounded by a historic churchyard with graves & monuments within 2m of the building façade.
