This 11-storey commercial workspace for the media and creative industries, was developed on the site of the Old Granada Studios site in Manchester. Temporary works were identified as a critical risk item early in the tender process and we engaged with our supply chain to plan solutions before starting on site.
4D logistics and programme models were developed as part of our tender through our ‘Digital by Default’ initiative. Complex site constraints required a collaborative approach, planning high risk items ahead of contract award in detail so that unknown risks could be minimised.
A basement propping solution eliminated the need for a piled wall, significantly reducing the amount of concrete that would become redundant following basement construction, reducing the amount of embodied carbon.
Renewable energy features included:
- Occupancy and daylight linked lighting controls
- Heat recovery ventilation provided on all new supply and extract systems through a number of air handling and mechanical heat recovery units
- Water conserving sanitary ware
- Energy efficient LED lighting to the floor plates
Our social value target at Old Granada Studios was £2.6 million (22% of project value). Social value created to date = £40 million (33% of project value)
