Volumetric hotel project shortlisted for award

The Holiday Inn Express, TraffordCity, was the first modular hotel of its kind to be built in the North West. The project won the Leisure category of the Off-Site Construction Awards and was shortlisted for the Best Use of Volmetric Technology. It has now been shortlisted in the Off-Site category of the North West Regional Construction Awards.

The 220-bedroom hotel was built in a record time of only 39 weeks – believed to be one of the fastest on record for an internationally branded hotel of this size – with meticulous planning of both technology and trades. As the main contractor, we worked closely with modular experts, CIMC MBS, to ensure a smooth and efficient project where volumetric and traditional build methods were employed concurrently to deliver an exceptionally high quality project, which was on time and on budget.

Designed by Chapman Taylor Architects, the £16.4m project is an exemplar in the use of volumetric construction. We were able to take advantage of the lean manufacturing and off-site construction advantages associated with modular bedroom technology, to deliver an outstanding project for our client. The savings on the build cost and time on the programme allowed our client to realise an earlier return on their investment compared to a traditional build.

It also afforded the exceptionally high quality finish that can only be delivered in a factory controlled environment – ensuring their brand reputation was maintained. The hotel is  the first Holiday Inn Express of the new IHG ‘Generation 4 Brand Standard’.
